    A 7-day cooling-off period applies from the date the booking confirmation email is sent. Cancellation must be made by email during the 7-day cooling-off period. The cooling-off period does not apply if the keys to the accommodation have already been collected. If cancelled within the cooling-off period, any booking deposit and advance rent paid will be refunded in full. After the 7-day cooling-off period, the tenant remains liable for all amounts due under the tenancy agreement unless

    Applicable to prospective first-year undergraduate students only. Eligible if the university or higher education institution withdraws the student's offer because the required entry grades were not achieved. Eligible if the student exceeds their expected grades and chooses to attend a different university through UCAS Adjustment. The following documents must be provided: A written rejection letter from the chosen university/college or UCAS, or a screenshot of the UCAS status
  • Replacement Tenant Accepted
    A replacement tenant must be eligible to book accommodation with the property. Before the tenancy start date: If a replacement tenant is proposed, the property has sole discretion to: Accept the proposed replacement tenant. Return the room to general sale. Allocate the room to a student on the waiting list. The tenant will be released from the tenancy agreement 7 days after one of the above actions has occurred.
