  • Cooling Off Period
    A 72-hour cooling off period is available if the booking was made online or by phone and the accommodation has not been viewed in person. From 1st August 2026, the cooling off period is reduced to 24 hours. Cancellation is only permitted if the tenant has not moved into the property. The tenant must email the Residents’ Team with the subject line “Cooling Off Period Cancellation.” Refunds will be processed within 10 working days.
  • No Visa No Pay
    The tenant may cancel before the tenancy start date if they are unable to obtain a visa to enter the UK. Supporting evidence of the visa refusal must be provided to the Residents’ Team within 72 hours of receiving it. The advance rent payment will be refunded. If the visa refusal is received after the tenancy start date, the tenant remains responsible for rent payments until evidence is submitted and the release is confirmed.
  • No Place No Pay
    Cancellation is permitted before the tenancy start date if: The tenant did not receive the grades required to attend the chosen university. The tenant failed to achieve the grades needed to continue studies. Supporting evidence such as a UCAS notification must be provided within 72 hours of receiving it. The advance rent payment will be refunded. If notification is received after the tenancy start date, the tenant remains responsible for rent payments until evid
  • Replacement Tenant Accepted
    The existing tenant is responsible for finding a replacement licensee acceptable to the landlord. The original tenant’s rent account must be fully up to date before approval. Liability ends once the replacement licensee signs the agreement and pays.

    Guarantor Requirement

    A guarantor is required unless the tenant pays the full rent upfront. A guarantor can be international or UK-based. The guarantor must be over 18 years old. The guarantor cannot live with the tenant unless they are the tenant's parent or guardian. The guarantor cannot live in another property managed by the management. The guarantor must provide: Photo ID, such as a valid passport. Proof of residence, such as a recent utility bill or bank statement dated within the previous three months. Failure to provide suitable documentation will result in the guarantor being declined.

    Yes! The team knows that choosing who to live with is really important, so in properties with shared apartments, group bookings can easily be organized by getting in touch.

    Is a TV licence needed?

    Yes, unless otherwise specified that it is covered, if residents watch or record programmes as they are being shown, watch catch-up TV such as iPlayer, or watch live TV online, a licence will be needed.

    Can residents have a pet?

    Student accommodation is often not a suitable environment for pets, which is why pets of any shape or size are not allowed.

    Can residents invite guests to stay in their room?

    Yes, occasional overnight guests are allowed. However, no one should stay for more than three consecutive nights, and residents should always check with flatmates first to make sure they are comfortable with extra guests.

    Will rooms be inspected?

    Yes, inspections are conducted at least three times during the tenancy. The team checks for cleanliness and hopes not to find damage or missing items. After each inspection, residents are informed if any charges need to be made to fix issues. Invoices are issued immediately for recharges after the first two inspections; after the final inspection, deductions will be made from the tenancy deposit.

    Do residents need to move out over the Christmas and Easter holidays?

    No, rooms are the residents’ for the whole tenancy period. Moving out is only necessary at the end of the agreement.

    Can residents smoke or vape?

    All properties are smoke-free, including all types of e-cigarettes and vapes. Smoking is not allowed in any private or communal area, including bedrooms, bathrooms, kitchens, and internal social spaces. Designated smoking areas can be found outside the building.

    What should residents do if they are not totally satisfied?

    The management hopes residents will love living in the accommodation but acknowledges there may be times when things don’t go perfectly. All complaints are taken seriously, and the team will try their best to resolve any issues the first time.
