  • No Visa No Pay
    For bookings made until 1 September 2026: Applicable if the student does not receive a visa to study in the UK. The visa rejection letter must be submitted within 48 hours of receipt. Full refund of Advance Rent and any paid rent payments if conditions are met. Failure to submit required documents within 48 hours: Cancellation fee retained = the lesser of Advance Rent or One week’s Licence Fee equivalent.
  • No Place No Pay
    For bookings made until 1 September 2026: Applicable if a student fails to gain the required qualifications or is not accepted into university. Accepted proof: University rejection letter, OR Exam results show failure to meet requirements. Documents must be submitted within 48 hours of receipt. Full refund of Advance Rent and any paid rent payments if conditions are met. Failure to submit documents within 48 hours
  • Replacement Tenant Accepted
    Replacement tenants may be found at the property’s discretion but are not guaranteed. The student is responsible for finding a replacement tenant. Refund (if applicable) will be processed only after: Replacement tenant signs agreement, Pays rent, and Moves into accommodation. If less than 12 weeks remain on the contract, a replacement tenant may not be accepted. Non-refundable amounts (Advance Rent or one week’s rent, whichever is lower) may still apply.
  • Extenuating Circumstances
    A resident may be permitted to terminate their tenancy early without financial penalty under certain circumstances relating to a medical release from their university, in accordance with the ANUK Code. Residents who believe they may be eligible for this type of release should contact the Property Management for assistance. To be eligible, the resident must provide valid documentation confirming their medical release from the university.
  • Other cancellation policies
    If a student selects a room and pays the Advance Rent but does not complete the booking and subsequently decides to cancel, a cancellation charge will apply. The non-refundable amount will be the lower of the Advance Rent paid or one week's rent. Depending on the amount paid, the student may forfeit either the full Advance Rent or an amount equivalent to one week's rent. Any remaining balance, if applicable, will be refunded in accordance with the property's cancellation policy.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

    The tenant can pay rent in the following instalments 1 Instalment 3 Instalments  4 Instalments 10 Instalments Students receiving a UK Student Finance Maintenance Loan may be eligible to align their rent instalments with their Student Finance payment dates, subject to approval. The student must have a fully signed tenancy agreement. The student must be on a 3-instalment payment plan. An approved guarantor must be in place. The request must be submitted before the first instalment due date. Valid evidence of the UK Student Finance Maintenance Loan must be provided. A minimum of 4 weeks' rent must be paid by the original first instalment due date. Once approved, the remaining rent instalments can be aligned with the student's Student Finance payment dates. The deferred payment plan is subject to approval and is not guaranteed. Students must continue following the original payment schedule until approval is confirmed. Students cannot check in until the required upfront payment and guarantor requirements have been satisfied. Required evidence includes an official Student Finance confirmation document showing the payment schedule. If the official document cannot be provided, screenshots from the Student Finance portal showing the student's name, academic year and payment amounts may be accepted. Students should email the Student Finance evidence to the property team before the first instalment due date.
