  • Cooling Off Period

  • Early termination by students
    Students cannot normally end the agreement before the end of the Period of Occupancy. Early termination may be considered where unforeseen personal, medical or familial circumstances outside the student's control prevent them from continuing to live in the accommodation. Students must consider alternative options before requesting early termination, such as a room move, finding a replacement tenant or seeking additional welfare support.   • Replacement Tenant Accepted
    The student is responsible for finding and nominating a potential replacement. The replacement must fulfil the Student Condition and be approved. The student remains liable for accommodation fees until the replacement takes up occupation, pays the deposit and accepts the applicable terms and conditions. A charge of up to £30 may apply for reasonable costs associated with the early termination.
  • Other cancellation policies
    Students could cancel the licence agreement by giving written notice by 18 August 2026. If notice was given by this date, the agreement would be cancelled and any deposit paid would be refunded. If notice was not given by this date, the agreement would become binding and the student would remain responsible for accommodation fees for the entire Period of Occupancy, even if they did not move in.
  • Extenuating Circumstances
    Early termination may be considered for unforeseen personal, medical or familial circumstances outside the student's control that prevent them from continuing to live in the accommodation. Supporting evidence must be provided, such as relevant medical, hospital, mental health or university counselling documentation.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • Payment and Fees

    Security Deposit

    £500 security deposit. The deposit must be paid at the time of booking. The deposit is refunded within 28 days after the end of the licence agreement, subject to applicable deductions.

    Pay In Instalment

    The termly payment plan is the default, with payments due on: 14 October 2026 27 January 2027 12 May 2027 Students can select monthly payments during the acceptance process. For monthly payments, fees are due by 16:00 on the 1st of each month.

    Fees can be paid through the Accommodation Portal, ePay or direct bank transfer. Major credit and debit cards are accepted; cash and cheques are not accepted.

    Frequently Asked Questions

    What is a DDA (adapted) room?

    DDA (also known as "adapted") accommodation has adaptations for residents with access or mobility requirements. The bathroom is a wet-room style that offers more space for wheelchair users and the fittings are slightly lower for improved reachability.

    Will I need to move out during Christmas and Easter breaks or during other holidays?

    No, you do not have to move out during holidays. The accommodation is yours until the contract end date specified in your Offer of Accommodation. The residency periods include the Christmas and Easter holidays, there is no need to move out of your hall room during these vacations.

    Is the accommodation at the Intercollegiate Halls catered?

    Most rooms at the Intercollegiate Halls are catered; students receive breakfast and dinner that are included in the price. Any room, studio or flat that has a kitchen is self-catered. Students living in self-catered accommodation in halls with a dining room have the option to buy a meal plan.

    If I’m accepted, when can I move in?

    If you are accepted you will receive an email from the property with your accommodation offer. Before you accept the offer you will have to review a licence agreement that has the contract start date. This is the date from which you can move into your room. This is also the date from which you will start paying the rent. The property is normally able to accommodate early arrivals; however, the contract start date cannot be delayed.

    Is bedding provided in my room?

    The bedding is not provided as standard. However, before your arrival, you can purchase bedding.

    Are rooms numbers allocated as students arrive and check in?

    Rooms are allocated at random, the time and date you arrive at the hall has no connection with the room you are allocated. Your room will only be confirmed upon check-in. This is to ensure that any maintenance work can be carried out with no disruption to the students. All rooms are inspected before students’ arrivals to make sure they meet required standards; if any room is unsuitable, it will be removed from the system and another random room of the same type will be assigned giving the maintenance team ample time to fix any issues.

    Is there parking that I can use to drop off my stuff?

    As the halls are in prime locations there is very little parking around. Parking restrictions and pay zones are normally in place. Please check before you travel.

    I have a medical condition that affects my choice of accommodation. Who should I inform about it?

    Students with medical conditions are encouraged to contact the property and discuss their needs with a member of the team so the property could advise on the best solution.
