Payment and Fees

Security Deposit

A security deposit is not required if the tenant successfully satisfies the referencing requirements. If the tenant does not fully satisfy the referencing requirements, they can choose one of the following options: Option 1: Tenancy Damage Deposit Amount: Equivalent to five weeks' rent. Must be paid within 3 days of receiving the Flatfair invite. Paid via the Flatfair portal by the tenant directly. Held under the Tenancy Deposit Scheme (Custodial). Option 2: Flatfair No Deposit Check-In Fee One-time non-refundable fee equivalent to one week's rent + VAT. The tenant remains liable for: Damages. Missed rent payments. Once the Tenancy Damage Deposit or Flatfair option has been paid, the Occupation Contract will be ready for signing.

Guarantor Requirement

A guarantor is required unless the tenant pays the full rent upfront. A guarantor can be international or UK-based. The guarantor must be over 18 years old. The guarantor cannot live with the tenant unless they are the tenant's parent or guardian. The guarantor cannot live in another property managed by the management. The guarantor must provide: Photo ID, such as a valid passport. Proof of residence, such as a recent utility bill or bank statement dated within the previous three months. Failure to provide suitable documentation will result in the guarantor being declined.

What are Sanction Checks?

Will I Need Contents Insurance?

They highly recommend you take out a comprehensive contents insurance policy from a reputable supplier to protect your personal possessions. This should start on the day you move in. You may also want to consider having insurance to cover accidental damage to the landlord’s goods or property. Depending on the policy, this can provide cover in the event you, for example, stain a carpet or drop something onto the hob and smash it.

Will I Need to Pay Council Tax?

Yes, all their residents are responsible for paying their council tax directly to the local authority. They suggest that as soon as your tenancy start date is confirmed, you let them know you will be moving in so that they can prepare your account and you can keep your payments up to date.

Will I Need a TV Licence?

You need a TV Licence if you watch or record live TV broadcasts on any channel, on any service, or through any device, including streaming services like BBC iPlayer. This also applies to watching live TV on platforms like YouTube, ITVX, or Amazon Prime Video. However, you don’t need a TV Licence if you only watch on-demand content or never watch live TV.

Can I Bring an E Bike or E Scooter with Me?

E-scooters have become a popular way to get around, but due to the fire risks associated with their batteries, not all properties are able to accommodate them. You’ll need to check directly with your chosen property to find out if e-scooters are permitted on-site and if any specific storage or charging rules will apply.
