Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

A 48-hour cooling-off period applies after payment of the reservation fee. If cancellation is requested by email within 48 hours and the tenancy has not begun, the reservation fee is fully refunded. After the 48-hour cooling-off period, the reservation fee becomes non-refundable, subject to the applicable cancellation terms. The policy also states that if cancellation is received in writing within 7 days after signing the AST, provided the tenancy has not commenced, the initial rental p

No Visa No Pay

If the student fails to receive a valid visa for their studies and travel, they may cancel the agreement by providing notice and evidence via email at least 28 days before the contract start date.

Early termination by students

Cancellation or surrender after 7 days from signing the AST, or once the tenancy has begun, is only accepted once a replacement tenant is found. The student remains liable for rent and other charges and costs under the tenancy agreement until the replacement tenancy begins. The student may cancel by giving written notice of their intention to cancel.

Replacement Tenant Accepted

The property will endeavour to re-let the studio but does not guarantee that a replacement tenant will be found. The student remains liable for rent and other applicable charges until the replacement tenancy begins. Once a replacement tenant is found, the student is released from the tenancy agreement from the date the new tenancy agreement begins. A £50 surrender fee applies towards administration and relisting costs.

Other cancellation policies

The student must provide written notice of cancellation. The student must sign and return the tenancy agreement within 5 working days. If the student fails to meet contractual rent payment obligations before occupation, the property may cancel the tenancy agreement by written notice and will not refund advanced payments made by the student. Hosting guests is a privilege which we extend to residents. Management reserves the rights to revoke or restrict this privilege for any length of time as deemed appropriate. Smoking

Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Minimum age

You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the Amber team while enquiring with us, and we can suggest you accordingly.

Student eligibility

This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.

Payment and Fees

Booking Deposit

A reservation fee/holding deposit equal to one week's rent is required to secure the studio. The reservation fee must be paid within 48 hours to secure the selected studio. The reservation fee is credited towards the student's rental balance and deducted from the first rental instalment. The reservation fee may be forfeited if the student withdraws from the tenancy, fails right-to-rent checks, or provides false or misleading information.

Security Deposit

A refundable security deposit equal to two weeks' rent is payable before move-in. The MyDeposits government-approved tenancy deposit protection scheme protects the deposit. The deposit is returned at the end of the tenancy, subject to deductions for damages, unpaid rent, or breaches of the tenancy agreement.

Pay In Instalment

Rent is payable in advance as set out in the tenancy agreement. The amount of rent due and payment schedule are confirmed in the booking confirmation before the tenancy agreement is signed. The reservation fee is deducted from the first rental instalment.

Bank transfer. Cash or card payment onsite. Card payment over the phone. Online Transfer.

Guarantor Requirement

A guarantor is not required.

Additional Fees

A £50 surrender fee applies for early termination/surrender and contributes towards administration and relisting costs. A £10 charge applies for a replacement key card where keys are lost. If rent is more than 14 days overdue, interest is charged at 3% above the Bank of England base rate from the rent due date until payment is made.
