  • Cooling Off Period
    A 7 working day cooling-off period applies if the agreement was not signed in the presence of a property staff member.
  • Early termination by students
    Tenant remain liable for the accommodation fees for the full licence period unless the conditions for an approved early release are met. Tenant wishing to leave before the end of the licence period must notify the accommodation team in writing. Tenant must pay all outstanding accommodation fees and other charges before being released from the agreement. A £50 administration fee applies for an approved early termination.   • Replacement Tenant Accepted
    The tenant must find a suitable replacement occupant. The replacement occupant must be approved by the property at its absolute discretion. The replacement occupant must not already be living in accommodation provided by the property. The replacement occupant must enter into a new accommodation agreement immediately after the current tenant leaves. The property may assist in finding a replacement but is not obliged to accept a proposed replacement. The tenant remains liable for acco

    Security Deposit

    A £250 deposit must be paid by the first instalment due date. The room keys will not be issued until the deposit and first instalment have been received. The deposit is held as security against unpaid fees, damage, cleaning charges, replacement of missing items or keys, and other breaches of the agreement.

    When can I check in/out?

    You can check in from 3:00 pm and check out by 10:00 am. Reception is open 24 hours a day, 7 days a week, so staff are always available to welcome guests and issue room keys. Late check-outs may be available for a small fee, subject to room availability.

    Are there facilities to do my laundry?

    Yes. There are on-site laundry facilities located next to reception. Instructions for using the machines are available in the laundry rooms.

    Is Wi-Fi included in my summer stay?

    Yes. Wi-Fi is included in your summer stay, and connection instructions are provided before arrival.

    Does my room come with bedding?

    No. However, you can purchase a bedding pack when booking. The pack includes a duvet, pillow, duvet cover, pillowcase, and two towels.

    I'm not a student; can I stay with you this summer?

    Yes. UPP Broadgate Park welcomes both students and external guests during the summer. All guests must be 18 years of age or older.

    Can I receive parcels at reception?

    No. Reception does not accept parcels. Parcel lockers are available on site for courier deliveries. Residents should arrange deliveries directly with couriers.

    Can I have overnight guests?

    Yes. You may have a maximum of one overnight guest for one night in any consecutive seven-day period. An overnight guest form must be completed at reception.

    Do guests need to sign in?

    Yes. All guests must sign in on arrival and sign out when leaving. Overnight guests must be registered at reception.

    Can I sublet or transfer my room?

    No. You must not sublet your room, transfer your licence, or allow another person to live in your room.

    Can guests stay in my room if I am away?

    No. Overnight guests are not permitted to stay in your room unless you are present.

    Can guests under 18 stay overnight?

    Yes, but only with prior written permission from the accommodation management.

    Can I duplicate or lend my room keys?

    No. Keys must not be duplicated or lent to anyone else.

    Are parties allowed in rooms?

    No. Parties and meetings are not permitted inside rooms.

    Am I responsible for my visitors?

    Yes. Residents are responsible for the behaviour of their visitors and may be charged for any damage or nuisance caused.

    When can staff enter my room?

    Staff may enter your room to check welfare, carry out inspections, maintenance or repairs, ensure licence compliance, or show rooms to prospective residents.

    Can I buy bedding after I arrive?

    Yes. Bedding packs can be purchased online before arrival or from reception after arrival.

    What is included in the bedding pack?

    The bedding pack includes a duvet, pillow, fitted sheet, duvet cover, pillowcase, hand towel, and bath towel.

    Can I bring an air fryer or rice cooker?

    Yes, but they must only be used in communal kitchens and not in standard bedrooms. Studios are exempt.

    Can I bring a mini fridge?

    Only medical mini fridges are permitted, and these should be arranged with the accommodation team.

    Are room inspections carried out?

    Yes. Room visits are carried out twice each year by the Residence Team. Prohibited items may result in follow-up action.

    What happens if I return my keys late?

    Keys must be returned by 10:00 am at the end of the licence period. Charges may apply for late or missing keys.

    How do I return my keys?

    Keys should preferably be returned to reception. If returning by post, they should be sent using a secure registered service.

    Are accessible rooms available?

    Yes. Wheelchair-accessible and limited-mobility rooms are available, subject to availability, and access requirements should be declared when booking.
